AI Prompt Library for a Manufacturer National Key Accounts Team
This article gives manufacturer National Key Account Teams a ready-made set of prompts for using UtilityGenius for AI with their ESCO partners and customers. Each prompt is built around a moment in the sales cycle, from the first site audit to protecting deals already in the pipeline.
Use these prompts to:
• Find which utility programs a customer's sites fall under.
• Show partners the rebate value of specifying your products.
• Decide whether to sell through a participating distributor or have the customer claim the rebate.
• Catch program changes before they hurt an active proposal.
• Choose which territories to target when recruiting new ESCO partners and customers.
Note: AI tools differ in their capabilities, and some handle certain outputs better than others. Use these prompts as a starting point, and refine them based on your AI tool’s response to get the best results.

When an ESCO partner is auditing a project
- Site-to-utility map. “My ESCO partner is auditing a customer with sites in these zip codes: [paste list]. Map each site to its electric utility and group the sites by utility. That way I know which programs our product proposal has to fit.”
- Rebate profile for one site. “For zip code [19019], which utilities serves it? What C&I incentives are there for [HVAC controls and VFD]s? Show the rates, units, and whether each one is prescriptive or custom.”
Making the case for your products
- Upgrade value proof. “At [utility name], compare the incentives for Networked Lighting Controls vs. standard Occupancy Control. How much more incentive does NLC earn for each fixture or sensor? I want to show my ESCO partner the rebate value of specifying our controls package.”
- Fixture vs. retrofit kit. “At [utility name], compare the incentives for [new High-Bay Luminaires vs. Retrofit Kits for High-Bay Luminaires], and for [2x4 troffers vs. 2x4 retrofit kits]. Which option earns more rebate per unit?”
- Where your product line pays best. “Show the incentive ranges for [Packaged Terminal Heat Pump (PTHP)] in [list states], ranked from highest to lowest. Note the unit for how each rebate is calculated.”
Pricing and channel
- Midstream vs. downstream. “In [state], which utilities pay instant incentives for [product category], and which pay prescriptive incentives? I need to advise my ESCO partner whether to buy through a participating distributor so the discount shows up in our pricing, or have the customer claim the rebate.”
Supporting the ESCO’s proposal
- Program rules check. “Pull the full C&I program details for [utility name]. I need pre-approval requirements, inspection rules, application deadlines, and caps per project and per customer. Flag anything that could delay the project or limit the rebate on our products.”
- Funding beyond the utility. “My ESCO partner’s customer is a [school district / municipality / hospital] in [state]. Besides utility rebates, what state and federal grants, loans or tax credits apply to lighting, controls or HVAC upgrades? Include programs marked Closed or In Transition, since they may reopen.”
Protecting your pipeline
- Change alert. “What changed in C&I incentive programs for [product category] in [state or utility] over the last 90 days? Highlight rate cuts, new measures or program closures that could affect ESCO proposals that use our products.”
- Partner project monitor (needs location tags). “Across the buildings tagged ‘[Insert Buildings tag name]’, what changed in incentive programs this month, and which specific sites are affected?”
- Unsure how to save your customer’s portfolio for quicker analysis using UtilityGenius Buildings? Check out this video below!
Territory strategy
- Where to focus ESCO business development. “Compare commercial incentives for [LED, Networked Lighting Controls and VFDs] across [OR, ID, and WA]. Which utilities have the richest programs, and which territories should we prioritize when recruiting ESCO partners next quarter?”
These prompts give your National Key Account Team a repeatable way to support ESCO partners at every stage, from mapping a customer's sites to protecting proposals already in the pipeline. By grounding each conversation in real utility and incentive data, you can show partners exactly how much rebate value your products bring to a project. Start with the prompts that match your current deals, then save your customers' portfolios in UtilityGenius Buildings so ongoing monitoring takes seconds instead of hours.
